Independent residential appraisals rooted in the Tampa Bay market.
A Different Kind of Appraiser
Before relocating to Apollo Beach in 2020, Kelly Richard spent years as a public policy analyst, a role that required examining every problem from multiple angles. Drafting a policy position meant anticipating every objection, accounting for every counterargument, and making sure nothing important was left on the table.
That habit never left.
Every appraisal completed by Apollo Values goes through the same process. What does the data support? What might a reviewer find that was overlooked? Is the value conclusion defensible from every angle, not just the most convenient one? The goal is never a number that works. The goal is a conclusion that holds up.
Rooted in This Market
Kelly began visiting Apollo Beach in the late 1980s when her grandparents retired here. Years later a weekend visit, a boat ride up the Alafia River to the iconic Beer Shed, and a growing love for the Tampa Bay area set a relocation plan in motion. In 2020 that plan became reality.
After completing her Florida Certified Residential Appraiser credentials in November 2022 she joined True Footage, a technology forward appraisal firm, where years of varied assignments across Hillsborough and Manatee Counties built the foundation Apollo Values stands on today.
She knows this market because she lives here, works here, and has spent years learning it from the ground up.
What to Expect
When you work with Apollo Values you are working directly with Kelly. Every appraisal is researched, written, and delivered by the same person who took your call. There is no handoff, no anonymous review queue, and no volume pressure shaping the outcome.
Standard turnaround is four business days. Rush delivery is available depending on complexity and scheduling. Complex assignments get the time they require, and every order comes with a realistic delivery commitment before work begins. No overpromising, no surprises.
Reports are thorough, defensible, and written to hold up to scrutiny. That standard applies to every file regardless of loan amount, property type, or who is asking.
