Before engaging this service, two things to understand:
First, only the buyer's lender can submit a formal ROV. The seller, the listing agent, and the buyer's agent do not have standing to contact the appraiser directly or submit an ROV independently. The channel runs through the lender.
Second, an ROV requires specific evidence—a comparable sale the appraiser did not consider, a factual error in the report, or a property feature that was missed or misclassified. A disagreement with the value conclusion is not, by itself, grounds for an ROV.
